The Real Estate Portfolio Executive role is integral to managing Google's extensive real estate holdings across global regions, including India. This position focuses on delivering cost-effective and adaptable real estate solutions that support Google and Alphabet's operations. Key responsibilities involve executing comprehensive real estate strategies, from acquisitions and dispositions to leasing and development, all aimed at optimizing portfolio performance and maximizing value.

The team collaborates closely with regional leaders to craft and implement tailored supply-side strategies. Agility and speed are paramount in ensuring the real estate portfolio remains optimized, effectively aligning with business objectives, financial targets, and long-term organizational goals. This role is a critical component of the Global Real Estate organization, ensuring seamless integration of real estate actions with strategic portfolio planning and Non-Core exit strategies.

Execute diverse real estate transactions across India, encompassing office, commercial, land, industrial, and retail properties. Optimize portfolio performance, mitigate risks, and ensure resilience while maintaining cost efficiency.

Capitalize on market opportunities to deliver proactive and agile real estate solutions that align with business growth and partner requirements. This involves negotiating and executing complex real estate transactions, including build-to-suit, acquisitions, and leases, at scale.

Mobilize cross-functional teams from REWS, Legal, Finance, Tax, and Compliance to ensure timely delivery of real estate transactions. Maintain operational accountability for space delivery, working in close integration with local leadership and key business stakeholders.

Uphold financial discipline throughout all transactions. Structure contracts to maximize commercial value and minimize long-term legal liabilities. Manage external partners, such as brokers and transaction teams, to support compliant and punctual transaction delivery.

A Bachelor's degree or equivalent practical experience is essential for this role.

Candidates must possess a minimum of 10 years of experience in real estate transactions, including leasing, purchasing, build-to-suit, and development. Experience with cross-border transactions, real estate planning, finance, financial modeling, and corporate strategy is required.

Demonstrated experience in reviewing legal documents and conducting commercial negotiations in collaboration with legal counsel is also a prerequisite. Preferred qualifications include a Master's Degree in Management and a related Real Estate field, along with recognized professional qualifications like MCR/MRICS.
