Within Valuations, Modelling and Economics (VME), the Real Estate (RE) group specializes in valuation, analytics, and advisory services for developers, builders, investors, lenders, and Fortune 500 companies. With a global team of over 500 RE professionals, including approximately 35 in GDS RE, we offer unparalleled breadth and depth of expertise. GDS RE collaborates with global RE practices to deliver efficient, value-added services, meeting clients' real estate valuation and diligence needs.

Serve as a key member of client engagement teams, leading efforts to understand client needs, conduct thorough analyses, and report findings. Manage and execute real estate advisory, valuation, and due diligence engagements across diverse property types. This includes performing financial analyses, cash flow modeling, reviewing analytical models, property/portfolio modeling, asset valuations, real estate appraisals, and offering general real estate advisory services.

Engage with various property types such as multi-family residential, office, retail, hotel, industrial, mixed-use, infrastructure, and special-use properties. Responsibilities encompass financial and cash flow modeling, market research, analyzing real estate documents (site plans, leases, appraisals, lending documents), conducting market studies, performing asset valuations (PPA/fair value), and writing comprehensive reports. Cultivate and maintain strong, productive professional relationships with global EY offices. Supervise, develop, and mentor staff and senior professionals, with opportunities to manage 1-2 team members. Demonstrate strong teamwork and responsibility within engagement teams, and utilize current technology to enhance service effectiveness. Undertake additional tasks and ad hoc projects as required.

Demonstrate strong expertise in valuing Real & Intangible assets using the Income Approach (Discounted Cash Flow and Direct Capitalization Methods), Net Asset Value Method (or Cost Method), and Precedent Transaction Analysis (or Relative Valuation/Sales Comparison/Market Approach). Possess the ability to develop valuation models and conduct highest and best use analyses for financial reporting and tax planning purposes. Proficiently utilize research databases such as LoopNet, REIS, RCA, CoStar, CBRE, JLL, C&W, Capital IQ, One Source, Factiva, and Reuters. Skillfully analyze financial statements, conduct market research, and prepare reports, applying principles of Free Cash Flows, Terminal Value, Discount Rate, and WACC within advanced MS Excel models. Exhibit a strong understanding of key lease clauses and possess excellent analytical, project management, communication, interpersonal, and teaming skills. Be willing and able to travel as needed, and actively promote knowledge sharing and team spirit. Manage and guide 1-2 individuals in their career progression and development.

Qualifications include a Master’s in Business Administration (MBA) specializing in Finance and at least 5 years of direct experience in real estate valuation projects. Strong proficiency in Excel and PowerPoint is essential. Prior experience with a Big 4 accounting firm is advantageous. Ideally, candidates will also possess people management and project management skills, with exposure to tools like Tableau, Power BI, or Alteryx being a plus.
