This role is within EY's Real Estate (RE) group, part of the Valuations, Modelling and Economics sub-service line. The RE practice offers valuation, analytical, and advisory services to developers, investors, lenders, and Fortune 500 companies. With over 500 RE professionals globally, our GDS RE team acts as a strategic partner, providing efficient and value-added services for real estate valuation and diligence requirements.
As an Assistant Manager in the Real Estate Valuation Team, you will lead and contribute to client engagements, primarily in real estate and hospitality advisory. You will work with a diverse range of clients, including owners, developers, financial institutions, and Fortune 500 companies. Typical engagements involve appraisals, valuations, market studies, cash flow analyses, due diligence, portfolio analysis, and cash flow modeling.
Key responsibilities include serving as a team member on client engagements, understanding client needs, conducting analyses, and reporting results. You will manage engagements across various property types, performing financial analyses, cash flow modeling, property/portfolio modeling, asset valuations, and appraisals. This involves analyzing real estate documents, conducting market studies, and preparing reports. You will also maintain global relationships, supervise and mentor junior professionals, and demonstrate strong teamwork.
To excel in this role, a Master's in Business Administration (MBA) with a Finance specialization is required, along with at least 5 years of direct experience in real estate valuation projects. Proficiency in Excel and PowerPoint is essential. Familiarity with BIG4 accounting firms will be considered an advantage.
Key skills include a strong understanding of real estate and intangible asset valuation methods such as the Income Approach, Net Asset Value Method, and Precedent Transaction Analysis. You should be adept at developing valuation models, conducting market research using various databases (LoopNet, REIS, RCA, CoStar, etc.), and analyzing financial statements. Strong knowledge of lease clauses and excellent analytical, project management, communication, and interpersonal skills are crucial. A willingness to travel and a proactive approach to knowledge sharing and team building are also important.
